In the heart of a peaceful and residential area, nestled on a green and secure plot of nearly 900 m², this Basque-style villa extends over 3 levels, offering approximately 300 m² of harmonious living space decorated with a garden enchanting and two sumptuous terraces. A true haven of peace that can accommodate up to 12 guests.
The garden level houses an independent apartment of approximately 60 m², with a bright main room including a living and dining area, a comfortable bedroom with a 160 double bed, a bathroom with WC and a kitchen equipped for moments of conviviality. On the first level, a large entrance welcomes guests and leads to a separate fully equipped kitchen, while a corridor leads to a spacious "L"-shaped living room/lounge with three comfortable sofas. Two bedrooms facing south-east (1 160 cm bed in one bedroom, 2 90 cm beds in the 2nd bedroom), a bathroom and an office with a staircase leading to the second level complete this floor. On the second level, a landing leads to a bathroom with double sink and separate WC, as well as three additional bedrooms, offering varied beds (1 90cm bed + 1 120cm bed / 2 90cm beds / 1 160 bed) and a breathtaking view of the garden. Outside, the lush garden and the two large furnished terraces, one at the front and the other at the back of the villa, invite relaxation and conviviality. This spacious and perfectly equipped villa is ideally located: the beaches of Moulleau are only 500 meters away, a grocery store is 400 meters away and the town center of Arcachon is less than 10 minutes by car.
